case study 1: kong hwa school

Let's start with Kong Hwa School along Guillemard Road. 3 freehold projects located within a 1km radius have exhibited an average price growth of 66%, whereas certain freehold projects within a 1-2km radius only experienced a growth of 20%.

Next, we have Nan School along Marina Parade. 2 freehold projects located within a 1km radius have exhibited an average price growth of 75%, whereas another 2 freehold projects within a 1-2km radius only experienced a growth of 23%.

case study 3: NAN CHIAU PRIMARY SCHOOL

Next, Nan Chiau Primary School along Anchorvale Link. 3 Executive Condos (EC) located within a 1km radius have exhibited an average price growth of 97%, whereas 3 EC within a 1-2km radius only experienced a growth of 51%.

Next, Chongfu School along Yishun Avenue. 3 leasehold projects within a 1km radius have exhibited an average price growth of 56%, whereas similar projects within a 1-2km radius only experienced a growth of 23%.

Why Some Blocks within the same developement can Sell for More? 

There is an additional aspect that many buyers are not aware of. As MOE uses Home-School-Distance catetory, it is also observed that certain blocks within the same development may fall within the 1km radius, while some other blocks fall within the 1-2km radius. Let me illustrate this with 2 examples where the sales price may be higher for blocks that are within 1km radius.

Riverbank at Fernvale has 2 blocks which are falls within1km from Nan Chiau Primary School. Interestingly, transacted price for 2 units of the same size differs by $100,000 for block 15 (within the 1km radius) and block 11 (1-2km radius) respectively. They are sold 1 month apart.

Similarly, The Store Residences along Amber Road has 2 blocks which are 1km from Tao Nan School. Nortably there is a difference of $120,000 in the sale price between the 2 identical sized units in block 85 (1km radius) and block 83 (1-2km radius) respectively. Both units were transacted in the same month.

In short, homes near schools tend to attract strong interest from future buyers and tenants, especially families looking for long-term convenience. Don’t Get Stuck at the Bottom of the P1 registration Funnel

As the registration progresses from phase 1 to phase 3, there will be lesser available vacancies. Ideally, you’ll want to be at the top, or as high up the funnel as possible since vacancies become increasingly limited with each phase of the registration process.
